What Water Damage Work Costs, and What Sets the Number

Why the phone number is not where a price comes from

A firm figure given before anyone has been inside is not an estimate, it is a sales technique. What decides the cost cannot be seen down a line: how far the water moved inside the assembly, how many separate drying chambers the floor plan makes, what the subfloor is, how many days the building will actually take.

What you are owed is different and more useful. A written scope before anything past the emergency work begins, a plain account of which variables could push the number either way, and a phone call when something on site turns out other than assumed.

The things that actually move the number

Area, and then the shape of it. Six hundred square feet in one open room and the same footage split across a hall, two bedrooms and a closet are different jobs needing different equipment counts.

The category of the water. Clean water off a supply line can often be dried where it lies. Water carrying sewage, or creek water that came in over the ground, means porous material leaves the building instead of being saved, and that shifts labor, disposal and rebuild together.

How many hours it sat. Of everything on this list, this is the one still open to influence on the day, and it decides whether the answer is three days of fans or a gutted room.

What the building is made of. Everything here is slab or crawl space over red clay, with no basement in the county, and the two behave differently: a slab carries water sideways into every bottom plate it touches, a crawl space collects it underneath where nothing dries on its own, and a manufactured home traps it in the belly wrap. Era counts as well — the rebuilt streets through Alberta and Rosedale are modern slab work while a block away the houses are pre-war frame on piers, and one failure is not one job across both.

Days of equipment on site. Machines bill by the unit by the day, and the structure sets the count rather than the calendar.

Whether anything has to be rebuilt afterward, which on a serious loss carries more of the total than the drying does.

How pricing works once insurance is involved

Claims work in this country is mostly written in Xactimate, the estimating software carriers themselves run, with unit costs maintained by region and revised through the year. That is why an honest estimate arrives as a page of itemized lines — equipment days, linear feet of baseboard, square feet of affected drywall — rather than as a single figure at the bottom.

It is also why that format is worth insisting on. Every line is one an adjuster already knows, so a scope written that way usually goes through without a fight, and where there is disagreement it stays a disagreement about one line instead of the whole job.

The bid that comes in far below the others

Read it as information rather than luck. On drying work the explanation is normally one of three: the machines are booked to leave early, material that should have come out is being left in and dried around, or the rebuild is not in the figure and arrives as a second quote later.

The first two come back within a year — in this climate as an odor out of a wall cavity, or a floor that never quite lies flat again — and the do-over prices higher than doing it properly would have. Ask any low bid three questions: how many equipment days are in it, what dry standard decides the job is finished, and what has been left out.
